Small property owners live between many tools: a calendar here, an expenses spreadsheet there, manual communication with guests, and dependency on booking platforms with their high commissions. There was no single tool built for their scale.

So I designed MSProperty - a platform that didn’t exist, built from the first line of code.

The challenge

I wanted a system covering the entire management cycle of a property: bookings, pricing, communication, finances and tax obligations. And all of it simple enough for an owner with 1-3 properties, with no technical knowledge.

On top of that, I wanted to reduce dependency on OTAs by giving each property its own direct booking channel.

The solution

I built a multi-tenant architecture, where each owner has their own isolated space, but all run on the same infrastructure:

  • Automatic booking sites per property, bilingual, with Stripe checkout, for direct bookings without platform commissions.
  • Smart calendar and channel manager syncing with Airbnb and Booking to avoid double bookings.
  • Income, expense and occupancy tracking without spreadsheets.
  • Automatic submission to the Greek tax authority (AADE / myDATA), leveraging my experience in tax integrations since 2003.
  • AI assistant on the property site, multilingual and trainable by the owner.

What role AI plays here

The AI assistant on the property site is multilingual: it recognizes and speaks each visitor’s language, so a German, an Italian and a Greek are all served comfortably in their own language.

The most interesting part, though, is that the owner trains it through the app: they provide their own instructions and information, and the assistant knows how to distinguish between general instructions (that apply to everything) and per-property instructions (hours, amenities, specifics of that particular place). So the visitor gets an answer tailored exactly to the property they’re interested in, without the owner writing code or configuring anything technical.

Beyond the assistant, the architecture itself is designed to be AI-ready: structured data, clean APIs and organized information that allows future automation - from smart pricing to automatic answers based on each property’s data.

In other words, it’s not a static platform with AI bolted on afterward. It’s built from the ground up to leverage AI where it adds value.
